How to Protect Your Stucco in Texas Heat and Humidity

San Antonio summers are brutal on exterior building materials. With temperatures regularly exceeding 100 degrees, high humidity, and relentless UV exposure, your stucco faces months of extreme stress every year. These practical steps help preserve your stucco through even the harshest Texas summers.

Proper drainage around your foundation is the first line of defense. Water pooling at the base of stucco walls wicks moisture upward through capillary action, causing deterioration from the bottom up. Ensure your grading slopes away from the house and that sprinklers do not spray directly onto stucco surfaces.

Seal all penetrations and joints annually. Caulk around windows, doors, light fixtures, hose bibs, and anywhere else that materials meet the stucco surface. In our climate, sealants break down faster than in moderate regions. Inspect and replace deteriorated caulk every spring before the heat sets in.

Clean your stucco gently once or twice a year using a garden hose and soft brush. Do not use a pressure washer at high settings, as this can force water behind the surface and damage the finish coat. A low-pressure rinse removes dust, pollen, and the beginnings of algae growth before they become staining problems.

Apply a breathable masonry sealer every 3-5 years. This reduces water absorption without trapping moisture inside the wall assembly. Choose a product specifically rated for Texas climates. Avoid film-forming sealers that can blister and peel in extreme heat.

Address cracks immediately. In our climate, a crack that seems harmless in dry weather becomes a moisture entry point during summer thunderstorms. Water behind the stucco surface in extreme heat creates vapor pressure that can accelerate delamination. Small cracks caught early are inexpensive to repair.

Consider light-colored finishes if you are planning a repaint or new installation. Dark colors absorb significantly more heat, accelerating thermal cycling and increasing surface temperatures to levels that stress the material. Lighter colors reflect more solar radiation and experience less extreme temperature swings.
