Stucco is one of the most durable exterior finishes available, but like any building material, it requires attention over time. Recognizing early warning signs of damage allows you to address issues before they become costly structural problems. Here are the key indicators that your stucco needs professional repair.
Cracks are the most common sign of trouble. Hairline cracks (less than 1/16 inch) are often cosmetic and caused by normal settling, but larger cracks, stair-step patterns near windows, or cracks that grow over time indicate structural movement or substrate failure. Any crack wider than a credit card should be evaluated by a professional.
Bubbling or blistering on the surface indicates moisture trapped behind the stucco. This is a serious concern because water behind the finish coat can damage the substrate, promote mold growth, and eventually cause large sections to delaminate. Discoloration and staining can indicate several issues. Dark stains often signal moisture intrusion from above. Green or black patches may indicate mold or algae growth on the surface. Soft spots or areas that feel spongy when pressed are red flags. Stucco should feel solid and firm. Soft areas typically mean the material has been saturated with water and may have deteriorated internally. Similarly, areas that sound hollow when tapped with a knuckle suggest the stucco has separated from its backing.
Missing chunks, flaking, or areas where the finish coat is peeling away expose the underlying layers to weather. These areas should be repaired quickly to prevent water from reaching the substrate. In our climate, exposed areas deteriorate rapidly due to UV and moisture exposure.
